Hi, I’m Kambria Minton, a Title Insurance Representative with Fidelity National Title, and welcome to Kambria for Title!
I’ve been serving the real estate community since 2000, and throughout the years, I’ve learned that title insurance is one of the most important — yet often least understood — parts of a real estate transaction.
My goal with this blog is simple: make title and real estate information easier to understand.
What Does a Title Insurance Representative Do?
When most people hear “title insurance,” they think it’s simply another item that needs to be checked off during escrow. But there is much more happening behind the scenes.
Title professionals research the public record and help identify issues that could affect ownership of a property. Depending on the transaction, that might include liens, judgments, easements, ownership questions, vesting issues, unreleased loans, or other recorded documents.
And sometimes, something comes up that needs a little extra attention.
That’s where having the right title team can make a difference.
Not every transaction has a title issue, but when one does arise, I believe in being proactive and helping find a path toward resolution. That can mean working closely with our title staff and escrow professionals or helping obtain information and records from a city, county, or other appropriate source.
The goal is always the same: help our clients move toward a successful closing.
